Acadia Realty Trust (2025)
Acadia Realty Trust faced significant challenges in redeveloping a 19-acre site at 1330 Broadhollow Road in Farmingdale, directly adjacent to Republic Airport. This site sat dormant for decades while prior development plans stalled and failed due to FAA and Republic Airport constraints. Because the property overlapped with runway protection zones and takeoff protection areas, the FAA’s guidance on land use near airports made the site particularly difficult to develop. The New York State Department of Transportation was hesitant to approve the necessary curb cut permits, concerned that doing so could violate FAA grant assurance rules and potentially put federal funding for the airport at risk.
Albany Strategic Advisors was brought in to help navigate this complex regulatory and political environment. We led engagement across multiple levels of government, including direct coordination with the NYSDOT, Republic Airport management, the Governor’s Office, and federal, state, and local elected officials. Our team worked to secure assurances from the FAA that federal airport funding would not be jeopardized, and collaborated with NYSDOT to establish restrictions that addressed safety concerns and satisfied their federal obligations. At the same time, we activated key stakeholders to emphasize the economic value of the project and build broad support for moving it forward.
Through this comprehensive effort, we succeeded in overcoming the regulatory barriers that had stalled development for years. Acadia ultimately received the necessary approvals from NYSDOT, FAA confirmed its funding would remain secure, and the project was cleared to advance. By managing a highly sensitive process and aligning stakeholders at every level, Albany Strategic Advisors delivered a major win for our client and helped unlock the redevelopment potential of a strategically located but previously constrained site.
